Arun and his partner are in their early 30s, recently relocated from New Zealand to Australia for an overseas experience. Both are working professionals with a passion for exploring Melbourne's vibrant food scene and dining out.

They were renting in Flemington for two year and, with plans for a family, began looking for a new home that would mark a new chapter in their lives.

 

How did you decide to buy land and build?

We initially explored existing properties, however, we found that our savings weren't quite sufficient to cover both a deposit and stamp duty on an established home. This led us to consider a house and land package.

We're not new to the building process, having constructed a home in New Zealand. This experience gave us confidence in pursuing a similar path here in Australia.

Opting for a new build also offers several advantages. A newer house typically requires less maintenance and is less likely to have the issues often found in older, established properties.

Perhaps most importantly, building our own home allows us to personalize it to our tastes and needs, truly putting our own stamp on the place we'll call home. 

This approach not only aligns with our financial situation but also gives us the opportunity to create a space that will grow with us as we embark on this new chapter of our lives.

 

What attracted you to Modeina?

When searching for our new home, we explored various estates across Melbourne.

By chance, we stumbled upon Modeina during an online search.

We've found that the best way to get a real feel for a neighborhood is to explore it firsthand, so we jumped in the car and set out to discover what Modeina had to offer.

What immediately stood out about Modeina was its well-established nature.

Unlike many other estates we visited, Modeina wasn't built on promises of future developments with uncertain completion dates.

Instead, we found a thriving community with existing amenities and infrastructure already in place. 

The estate's location in Burnside is a relatively short drive from Melbourne's CBD. This was particularly appealing. 

We were impressed by the existing local amenities, such as the Burnside Hub shopping centre and highly regarded local schools. The abundance of parks and reserves in the area also caught our attention, as they provide great spaces for outdoor activities and relaxation.

Another attractive feature was the recently opened Burnside Primary School, in the heart of Modeina.

Overall, Modeina's combination of established infrastructure, convenient location, and strong sense of community made it stand out from other estates we visited.

It offered us the opportunity to move into a ready-made neighborhood without the uncertainty often associated with newer developments.

Our first visit to Modeina clearly left a lasting impression.

When we drove out to Burnside for the first time, we were immediately struck by how well-established the suburb was, with new sections still available for development. 

This blend of an established community with room for growth was appealing.

At the Sales Office we met Cheryl, whose warm and welcoming demeanour made a significant impact on our experience.

She took the time to listen to our needs, clearly explained the suburb profile, the process of purchasing and building there. Her suggestion was "drive out to the section, take a walk and see if you guys can see yourself living here."

This proved to be pivotal in your decision-making process. 

As we explored the area, we were particularly impressed by the diversity of the community. The good mix of people from different backgrounds resonated with us, which make Modeina feel inclusive and welcoming.

When we reached the section that we were interested in both my wife and I had an immediate, positive reaction.

We both said, "we could build our family life here."

It was a defining moment in our home-buying journey.

The nearby park and walkway caught your attention, and we could easily envision ourselves taking future walks there, even imagining a dog that we didn't yet own.

The proximity to green spaces, such as the Kororoit Creek with its extensive walking and bike paths, likely contributed to this positive first impression.

Now that we’ve spent more time in the area, we’ve come to appreciate several key aspects that make it truly special.

Strong sense of community 

The sense of community here is fantastic. It feels welcoming and inclusive, with a good mix of people from diverse backgrounds. This enriches the neighbourhood and fosters a vibrant atmosphere.

Abundance of Greenery 

We love the abundance of greenery in the area. The parks and natural spaces provide beautiful surroundings and opportunities for outdoor activities, making it a great place for families and individuals alike.

Active and Thriving Community.  

Additionally, the community is young and active, which adds to the lively vibe. There are plenty of events and activities that bring residents together, creating a strong sense of belonging. Overall, our time in the area has solidified our belief that this is the perfect place for us to build our future!

While the lots may be priced higher than some other estates, this reflects the value of being part of a well-established community with existing amenities.

Plus, the ongoing infrastructure projects promise even more growth and opportunities in the future.

One important piece of advice I’d like to share is to avoid solely focusing on estates with the cheapest sections.

Instead, prioritize finding a development where you can genuinely see yourself living and thriving.
