This Dennis Family Corporation Land Settlement Guide provides a general overview on what happens next and what to expect during the civil construction process. While we aim to complete construction in a timely manner there are external factors outside of DFC’s control that may impact this process.

These factors may include, but are not limited to, weather conditions and the requirements of various statutory authorities.

0% - construction commences

First opportunity for civil construction. Preliminaries such as setting up temporary fencing and general clean up before civil earthworks begin. Once civil construction has commenced we will send you a letter informing you.

25% - construction continues

At this time with the civil construction phase you will receive a notification with an update on construction progress. Typically works being undertaken at this time are:

Sewer & Drainage
The sewer works are the first item completed after earthworks as it is typically the deepest service. This involves the construction of the sewer pipelines and individual lot connections. The drainage typically follows sewer and involves the construction of the drainage pipes and pits to ensure the stage will drain efficiently.

Water & Gas
These services usually share a trench and are constructed at a similar time. The construction involves the installation of pipework, valves, hydrants and individual lot connections.

40% - design review panel

We recommend you contact your project Design Review Panel to discuss your preferred house design and façade.

50% - construction continues

At this time within the civil construction process you will receive a further construction progress update. Typically works being undertaken at this time are:

Subgrade
The foundation on which the road pavement is built. Once complete, the first layer of crushed rock is placed.

Kerb & Channel
The concrete edging of the road pavement, designed to catch stormwater flow and direct it into the drainage system.

60% - house plan submission

By this time you should have selected a home design. Your builder should contact your project design review panel to ensure that your chosen home design meets the requirements specified in the ‘Design Guidelines’, as stipulated in your contract of sale.

75% - construction continues

Three months before you settle you should receive a phone call from the Dennis Family Corporation team to keep you updated.

At this time within the civil construction you will receive another construction progress update. Typically works being undertaken at this time are:

Electrical & Telecommunications
The last services to be constructed, connecting high speed internet and power for each lot.

Footpaths & Topsoiling
These are the final construction activities. Footpaths and asphalt laid. Once paving works are constructed, topsoil will be spread across each lot.

95% - construction complete

All physical work has been completed and the final authority compliance inspections and audits are underway.

100% - soc & title

You will receive a letter from our conveyancing team informing you that ‘statement of compliance’ (SOC) has been achieved.

Statement of compliance means consent from all relevant authorities acknowledging that infrastructure has been built in accordance with industry regulations and the property can now be built upon.

Settlement will take place within fourteen days of title registration.

100% - settling

Finally, you will need to liaise with your financier and legal representative regarding the settlement of your land.

We will contact you to arrange a time for you to collect your settlement gift.

You may now begin the construction of your new dream home!
